These terms are between you and TODO: registered legal name of the company, e.g. “… Private Limited”, registered office at TODO: full registered address, including PIN code, CIN TODO: corporate identity number (“we”, “us”). By using this site or the software behind it you accept them. If you do not, please do not use the site.

Two things run on the same software:

• A public listings site. Estate agencies publish their available property to a shared marketplace and to their own listings pages. Anyone can browse and search it for free.
• A CRM for estate agencies. Agencies use it to manage their own inventory, client requirements, leads and follow-ups.

We are a technology platform. We are not an estate agent, broker, valuer or party to any property transaction. We do not own, inspect, hold, sell or let any of the property you see here, we do not negotiate on anyone’s behalf, and we take no commission on any deal.

Every listing is published by the agency named on it. Any agreement you reach is between you and that agency, or the owner it represents.

Read this one carefully. We do not independently check any of the following:

• That the property exists, is available, or is still available at the price shown.
• That the person listing it owns it or is authorised to offer it.
• Title, encumbrances, approvals, occupancy certificates or RERA registration.
• Area figures, carpet versus built-up versus super built-up, floor, age or amenities.
• That photographs and videos show the property being advertised.

Prices and areas are asking figures entered by the agency, and market statistics shown on the site are computed from those figures — they are an indication of what is being asked, not a valuation.

Verify everything independently — inspect the property, check the title and approvals, and take professional advice — before you pay any money, including a token or booking amount.

Contact numbers on listings are hidden until you ask to see one. When you ask, we pass your name and mobile number to that agency and create a lead in its CRM, and you are consenting to be contacted by that agency about that property by phone, WhatsApp or SMS. The same applies when you submit the “sell or rent out” form to an agency you have chosen.

Exactly what is shared, and with whom, is set out in our Privacy Policy. If an agency contacts you when you would rather it did not, tell the agency, and tell our Grievance Officer if it continues.

Property you submit through the sell form is created as a private draft in that agency’s account. We do not publish it. Only the agency can choose to list it publicly.

Your mobile number is your identity on the listings site, and there is one account per number. Give accurate details and keep your password to yourself; anything done through your account is treated as done by you.

Numbers are not yet verified by OTP. Do not treat an account, or the details on it, as proof of anyone’s identity — including in dealings with an agency.

You must be 18 or older to create an account.

• Scrape, crawl, bulk-download or systematically harvest listings, owner contact numbers or agency details, by any means including automated ones. Contact numbers are revealed to you for your own property search, not for collection.
• Resell, redistribute or republish listing content, photographs or market statistics without written permission.
• Post listings that are fake, duplicated, misleading, already sold, or that you have no right to offer.
• Use the site to send unsolicited marketing to anyone whose number you obtained here.
• Attempt to access another user's or another agency's data, probe or interfere with the service, or bypass rate limits and access controls.
• Use the site for anything unlawful, or in breach of the Real Estate (Regulation and Development) Act, 2016 or any other applicable law.

We may rate-limit, suspend or remove access, and delete content, where we reasonably believe these terms have been broken.

The listings site is free for people looking for property. The CRM is currently free for agencies — the product contains no billing at all today, and we take no commission on any transaction. See Pricing. If that changes, agencies will be told before any charge applies, and nothing already entered will be held hostage: your data stays exportable.

Listing content — descriptions, photographs and video — belongs to the agency or owner that supplied it. By uploading or submitting content you confirm you have the right to do so, and you grant us a non-exclusive, royalty-free licence to host, display and distribute it on the platform for as long as the listing is live, and to show it in search engine results.

The software, design and the aggregated market statistics are ours. Nothing here transfers ownership of them to you.

If you believe content on the site infringes your rights, write to the Grievance Officer in clause 12 with details and we will act on it.

The service is provided on an “as is” and “as available” basis. We do not promise uninterrupted availability, and we may change, suspend or withdraw features.

To the fullest extent permitted by law, we are not liable for any loss arising from: the accuracy or completeness of a listing; any dealing, negotiation or transaction between you and an agency or an owner; any money you pay to anyone; or any loss of profit, opportunity or data.

Where liability cannot be excluded, it is limited to TODO: state a liability cap — get this drafted by a lawyer, do not guess.

Nothing in these terms excludes liability that cannot lawfully be excluded, including for fraud.

You may stop using the site at any time and ask us to delete your account under the Privacy Policy. We may end or suspend access where these terms are broken, or where we are required to by law. Clauses 3, 4, 9, 10 and 13 survive.

Complaints about content, conduct or the service go to our Grievance Officer, appointed as required by Indian law:

These terms are governed by the laws of India, and the courts at TODO: city, state — the seat of jurisdiction have exclusive jurisdiction.

We may update these terms; the date at the top of the page changes when we do, and continuing to use the site after that means you accept the update.
